Home Inspections

Our professionally trained and Certified Home Inspectors will thoroughly examine the structure, foundation, four major systems (roofing, electrical, plumbing & HVAC) and other elements of the home you’re considering and we’ll provide a report detailing any areas of concern so you can purchase with confidence or walk away…

If a problem, or something that could become a problem in the long or short run, is found, the inspector may recommend a further evaluation or some other action.

The following elements, when and where applicable, will be thoroughly inspected:

Our services include:

Interior:

  • Doors & Windows
  • Walls & Ceilings
  • Floors & Floor Coverings
  • Attics & Insulation
  • Kitchens & Baths
  • Electrical & HVAC Systems
  • Plumbing Systems
  • Fireplaces
  • Appliances

Exterior:

  • Roofs, Chimneys, Flashings, Valleys & Ventilation
  • Gutters & Downspouts / Trim & Fascia
  • Driveways & Patios

Thermal Imaging Inspections

A Thermal Imaging Inspection can be very useful to home buyers. Infrared thermal imaging equipment will spot significant temperature changes in different areas of a house, identifying problematic areas that are not apparent with a visual inspection.

What a Thermal Imaging Inspection reveals:

Moisture is the number one problem that gets revealed during these inspections which can also include hidden sources of mold, roof leaks, or even termite nests. Electrical problems are also detected as well as heat and energy loss, foundation cracks, structural concerns, missing insulation, ventilation glitches and even rodent infestations.

Roofing leaks: Water will disperse heat at a slower rate than the surrounding roofing materials, so we can discover any areas that have accumulated moisture.

Electrical faults: The imaging will show us wherever there may be damage to electrical systems.

Structural defects: Scanning walls, floors and ceilings show if there are differences in temperature and conductivity which tell us about hidden, missing, or damaged structural components.

Aerial Drone Inspections

At Sunset Side Inspections, we are committed to providing every client with the most precise and accurate home inspection reports. Edward Gutowski is a FAA registered and certified Drone Inspector. When performing building and rooftop inspections for residential & commercial real estate, we can gather the information you need to evaluate leaks, roof & shingle condition, and even new installation progress.

Looking to purchase a new home?

With a drone roof inspection, we can provide you with an additional view of the roof and often spot otherwise non-visible roof defects! Order your drone inspection today and get the data you need to make the right decision on the purchase of your new home.

Pre-Listing Inspections

A Pre-Listing Inspection or Seller Inspection will help you discover problems that could discourage potential buyers so you can repair them before you list and get top dollar for the property.

A Seller Inspection covers the same elements detailed in the Home Inspection section; the main difference is the party requesting the inspection.

Letting potential buyers know that you cared enough to have the property inspected and that you took care of any necessary repairs, prior to listing, will fill them with the confidence they needed to make a purchase of this magnitude and it will help you avoid delays that can derail a sale.

Wind Mitigation Inspections

A wind mitigation inspection or windstorm mitigation inspection will determine how well you (and your insurance company) can expect your home to fare in a hurricane or other strong wind event. For this reason, it can significantly reduce the cost of your home insurance.

During a wind mitigation inspection, a Certified Wind Mitigation Inspector will check your home for the features that have been shown to reduce losses during a hurricane. These features include concrete block construction, the presence of gable end bracing or roof straps, a hip roof, reinforced garage doors, impact resistant glass, and window shutters as well as other elements like the topography of your property and the presence of a secondary water resistance barrier.

Four-Point Inspections

A 4-Point Home Inspection is a visual and functional survey of a home’s 4 major systems: Roofing, Electrical, Plumbing & HVAC, that are readily accessible and operating at time of inspection.

This type of inspection is generally conducted when the homeowner’s insurance company requests it in order to provide the needed information for a new policy or renew an existing one.

Insurers may also request a Four-Point Inspection if a home was foreclosed and stood vacant for an extended period.

Pool Inspections

An improperly maintained pool can be a giant money pit or, worse yet, a safety hazard.

Before you buy a home with an in-ground pool, be sure to have it professionally inspected to ascertain its current condition and maintenance status and ensure that all components are working properly.

In addition to the integrity of the actual pool, a pool inspection will look at pumps, heaters, and filters as well as the electrical and plumbing equipment and decking surfaces, that are readily accessible and operating at time of inspection.

WDO Inspections

WDO Inspections are available at the time of the Home Inspection and are performed by a licensed pest control company. (Wood destroying organisms known as Termites, Woodboring beetles and Fungi).  Please contact us for more information.
